Termite Inspections

A 'termite' inspection is an inspection of a structure for the purpose of identification of many wood destroying organisms such as termites, wood destroying fungus, wood destroying beetles, carpenter ants, carpenter bees and others.

In addition to identification of wood destroying pests, conditions that are considered conductive to, or contributing to these pests are commonly identified: earth-to-wood contacts, cellulose debris, excessive moisture conditions (leaks, inadequate ventilation, etc...), large foundation cracks, faulty grade levels, grout cracks, etc...

On a typical residential home (original report), the following areas would be inspected:

  • Substructure
  • Stall Showers
  • Foundations
  • Porches & Steps
  • Ventilation
  • Abutments
  • Attic Spaces
  • Garages
  • Decks & Patios
  • Interior
  • Exterior

*Please note the the inspection is limited to visible and accessible portions of the structure.

Preparation for an inspection

To get the most information/disclosure from a termite inspection, you should make as much of the structure accessible for inspection as possible:

  1. Clear all storage away from attic and crawl space access openings
  2. Clear storage in garage away from perimeter walls
  3. Have the water supply to the structure turned on and functional (to check for potential leaks)
  4. Inform the inspector of condition or areas that you may suspect a problem

What is a Separated Report and what are the differences between Sec. 1, Sec. 2 and unknown further inspection items?

A separated report is a report or item outline, based on categories as outlined below:

  • Section 1: Contains items where there is evidence of active infestations, infections, or conditions which have resulted in or from infestation or infection.
  • Section 2: Are conditions deemed likely to lead to infestation or infection, but where there is no visible evidence of such found.
  • UNKNOWN FURTHER INSPECTION: Recommendations to inspect areas which during the original inspection, did not allow the inspector access to complete the inspection and cannot be defined as Section 1 or Section 2.

Do you offer prices to correct adverse conditions identified in a report?

Yes. If the repair work needed is within the scope of our expertise and services, we will supply bids for the necessary work. If conditions have been identified, but are not within the scope of our expertise, the report will note that "other" work is needed and that an independent third party may be necessary to correct the problem.

Please also see Damage Repair.

Pricing for inspections

"Termite" inspections start at $125.00 and increase depending upon the size of the structure.
